Beacon Point needed a cohesive sales and marketing system that could introduce the community, build interest with prospective homebuyers, and help guide them from awareness to a visit. Nichez created an integrated collection of sales collateral and advertising that included a sales brochure and pocket folder, bus stop advertising, billboards, and community directional signage. Together, the pieces created a consistent Beacon Point presence throughout the homebuying journey.

The Challenge

Marketing a new home community requires communicating more than available homes. Buyers are choosing a neighborhood, lifestyle, amenities, location, and a place to build their future. Beacon Point needed a flexible marketing system that could tell that larger story while working across very different applications—from a billboard seen at driving speed to detailed sales materials explored with a community representative. The challenge for Nichez was to create a consistent experience that could capture attention, build interest, and ultimately bring prospective buyers into the community.

Nichez designed a comprehensive sales brochure and pocket folder system that gave the Beacon Point sales team a polished way to present the community.

The materials brought together community information, amenities, lifestyle messaging, imagery, and sales materials in an organized and engaging format. The pocket folder also provided flexibility, allowing individual materials to be added or updated while maintaining a cohesive presentation.

Building Awareness Around the Community

Nichez extended the creative into highly visible billboard and bus stop advertising, giving Beacon Point a strong presence throughout the surrounding market.

The messaging and design were intentionally simplified for quick recognition, using consistent imagery, typography, and branding to build familiarity with Beacon Point and encourage prospective buyers to learn more.

Showing Buyers the Way

Once potential buyers were interested, Nichez helped make sure they could find the community.

A coordinated directional signage system guided drivers toward Beacon Point and its sales center. The signage extended the same visual identity into the physical journey, creating a consistent experience from the first advertisement all the way to arrival.
